We can schedule biyearly roof inspections on your flat roof system. The purpose of the inspections would be to identify the condition of your roof system by grading it by the following criteria.

(Good General Condition) – Needs Maintenance: Repair weak areas, areas that may fail, before the fail/leak occurs. Perform basic maintenance needs. Leaks and water in a roof over a short period of time can be very expensive to repair or replace. Spending money on roofing maintenance and small repairs will prolong the life expectancy of a roof system. (Some Estimated Pricing Below)

(Salvageable Condition), Restoration or Roof Repair: If applicable we can overlay your roof system with a single-ply retrofit system, use our ER Coatings, or patch and rework curbs and flashing to extend the life of the roof. The Duro-Last retrofit comes with a full 15 year warranty that covers consequential damage. For other methods, this buys you time to budget for a roof replacement in the future.

(Poor Condition). Full Replacement: "To tear off or not to tear off", this is a question that can usually only be answered by first considering the existing condition. In some cases the decision to remove the existing roof system (tear off) may be an easy one. Roof systems saturated with water, multiple existing roof systems or extreme structural deficiencies are scenarios which almost always result in the complete removal of the old system(s). Other scenarios may yield many other options which do not require the removal of the existing roof system. If you have more than one existing roof system you will need to remove at least one system before installing the new system (a total of two roof systems are permitted at any given time). Removing only one system can be feasible if the existing system is a single-ply membrane type system (EPDM, TPO or PVC). Built-up (BUR) and modified bitumen systems are not usually good candidates for removal in single layers.

If structural deficiencies are observed it may also become necessary to remove the old roof system(s). Deficiencies in the existing roof system which interfere with proper drainage will usually necessitate the removal of the old system. Remember, the new roof system you install is only as good as the roof system and structure that it is installed over. Problems with roof decking (structure) and roof slope can be easily fixed once the old system is removed. You should consider all options and conditions which impact the overall performance of your roof system before deciding which method is right for you.

Estimated Cost of Rubber Roof Repair
A typical, properly installed rubber roof (EPDM) will be watertight for 7 to 10 years, after which the seams and flashings will begin to fail. This happens because the EPDM adhesive breaks down; creating voids in the seams, and water begins to sip in.

Our rubber roof repair service is simple – for a location of 50 miles from Effingham, IL, we will provide the materials needed for the repair and includes 2 hours of repair work for only $450. For locations that are over 50- to 100 miles add $50.00. For property management companies and multi-location facilities prices can be negotiated. Certain restrictions apply.

What we do during our rubber repair roof repair visit:
  • We will look for all possible sources of roof leaks (seam adhesive failures, flashing failures, ponding water, etc.)
  • We will perform up to 2 hours of repair work using only peel and stick flashings and accessories
  • We have found that most roof repairs can be done within two hours. That being said, in most cases you will not pay more than $450.00 for the repair work.
  • If after 2 hours of roof repair work there is more repairs to be done, we will identify problem areas and give you a price to perform the additional work. If agreed upon, we will continue with repair work, or will come back at our discretion.
  • During roof repair, we will thoroughly clean the area of repair using water and brush to get heavy dirt off, and then use a cleaner to remove any carbon settlement and other contaminants that will prevent the proper adhesion of slashing membrane to the roof.
  • We will identify the repairs that in our professional opinion need to be done to extend the service life of your roof, and will provide a solution on a way to do it.
  • Included materials are limited to 10 linear feet of cover tape. If you need more Re-Seaming work done, we will identify scope of additional work. If agreed upon, we will continue with repair work, or will come back at our discretion.

Although most repairs are done within the included 2 hours, we recommend that you send us several digital pictures of your roof indicating potential leak spots, showing any areas you think might be a potential leak source.  Check around curbs, stacks, seams, and roof to wall connection areas.


If you agree to the above scope of work, payment will be required when work is completed on the job site.

Because there is a variety of rubber membrane manufactures, different age of rubber roofs, and as a general industry practice, we (nor do any other legit and rebuttable roofing contractor) do not warrant roof repair. However we will perform the repair service to the best of our ability because we value your business and want to be the first person you call when other roofing needs are warranted.
Single-Ply-White Roof Cleaning (Duro-Last, TPO)
Aging and Maintenance

Solar reflectance and thermal emittance are surface properties. The "coolness" of a roof is therefore dependent on the surface condition of roofing products, which must withstand years of harsh climates, solar radiation, pollutants and algae growth. ORNL studied the three-year aging and weathering of cool roofing membranes made of single-ply roofing at various locations across the United States.6 Results indicated that when washed with detergent, the majority of the roofs will still provide 90 percent of their un-weathered reflectance. Standard maintenance practices as suggested by the roofing manufacturer will keep your cool roof "cool" for a longer period.

The scope of work includes power washing, washing with detergent, caulking, cleaning gutters, and inspecting the roof to identify leak sources.

If a repair of significance is identified that might have been caused by a third party, the problem and solution will be brought to the owner's attention. If agreed upon, we will continue with repair work, or will come back at our discretion.
